VINEYARD 85 ha in St CHINIAN
Location : Character property on approx. 85 ha (185 acres) including 16.5 ha (40 acres) of vines in production with Château appellation. Built on the remains of a Roman villa and restructured in 1710, this estate in the heart of the St Chinian appellation is 30 mn from Narbonne or Béziers and their TGV train stations, and 1h20 from Montpellier airport. It is located in the countryside without any nuisance.
Buildings: 4 bodies organized around a classified square courtyard, there are about 1700 m2 of roofs, the main mansion is about 400 m2 on the ground x 2 levels, it is in good condition, with its central heating and double glazed windows, some refreshment work will be required.
A large separate building of 150 m2 x 2 levels is being refurbished to accommodate an independent apartment. The property also has a private chapel in a grove where in the past the people of St Chinian used to come to meditate. An old small house is to be renovated. In addition, there are many outbuildings still to be renovated, stables, sheepfold, henhouse, garages, a 430 m2 shed to house the growing equipment.
Cellars: With a surface area of 350 m2 it was completely renovated in 2011, the first year of harvest in 2012 for the current owners. It was designed by a recognised player in the profession. Its capacity is about 2000 hl, entirely thermo-regulated and equipped with ultra-modern, high-performance equipment. The investment was considerable for this spacious cellar, which is lit by modern adapted lighting.
Vineyard: 16.5 ha (40 acres) of vines are currently in production, the AOP St Chinian grape varieties are Syrah, Grenache and Carignan, and the red IGP a Merlot grape variety, the white IGP are Viognier and Muscat. It will be possible to plant 7ha more. All the vines are on wire except for old Grenaches which are in goblet. 10 ha are hand-picked in small crates. No irrigation but no water stress in this area which is situated at a slight altitude of about 200 m. The cultivation of the vine is called “reasoned”.
Land: The other lands are 5 ha of olive trees which are in production, and 7 ha of arable land. There are many fruit trees on the estate, cherries, persimmons, quince, almonds, figs, etc.
Production: It is between 600 and 700 hl, a large part of which is bottled and sold under a registered trademark at the INPI. Elegant wines are “dressed” accordingly, they are sold in high-end circuits, in particular at wine shops on the Côte d’Azur and in Monaco, as well as in luxury restaurants.
Scope of the transfer: The price charged excludes stocks and advances to crops. The sale will be made in exchange for the transfer of shares or assets, to be defined.
